Every spring, our family goes through the monumental task of picking a beach destination for our vacation. With Italy’s 7,600 kilometers of coastline, the options are practically endless. Now, imagine you, a foreigner, trying to decide where to buy your dream seaside home in Italy. Adriatic, Ionian, Tyrrhenian, Ligurian? Maybe Sicily or Sardinia? The choice is overwhelming.

Based on the requests I receive, investing in seaside properties is the number one choice for real estate in Italy. And why not? The quality of life by the sea is unbeatable. Coastal homes enjoy natural thermal regulation thanks to the sea breeze and water’s thermal inertia. Comfort aside, these properties are a financial goldmine—they tend to retain or even increase in value over time, especially in sought-after areas.

Choosing a Seaside Villa: The Real Criteria

My clients are lured by glossy brochures showcasing luxury villas with opulent interiors and expansive grounds. Don’t get me wrong, aesthetics matter! But when selecting a prestigious seaside villa, other factors should take priority.

For instance, does it matter how fabulous a villa looks if it’s in a less-than-desirable location? Would you rather have a top-notch villa in a mediocre area, or a fixer-upper in a prime location? Here’s a tip: go for the latter. With renovations, the rundown villa can become extraordinary, whereas the “super” villa in a lackluster area will always remain, well, there.

So, when choosing your seaside dream home, focus on the unchangeable aspects: location, neighbors, and accessibility. Here are some key factors to consider:

  1. Good Neighbors

    Your neighbors significantly impact your property’s value. For example, George Clooney’s arrival on Lake Como spiked property prices—because who wouldn’t want to live next to George? Proximity to VIPs can add a dash of glamour to your home’s allure.

  2. Location, Location, Location

    The panoramic views, privacy, and prestige of a location can dramatically increase a property's value. Forte dei Marmi, for example, will always outshine its inland counterparts in real estate value. A fun example I like to give my clients: Portofino versus Chiavari. The two towns are only 20 km apart, yet Portofino’s properties are worth ten times more!

  3. Logistics and Amenities

    How easy is it to get there by car, train, or plane? How close is the property to the beach? Are there shops, restaurants, and attractions nearby? Some places, like Porto Cervo in Sardinia, shine in the summer but turn ghostly quiet in the off-season. Others, like Forte dei Marmi, maintain a lively vibe almost year-round.

  4. The Technical Hallmarks of a Luxury Villa

    Let’s be honest: when discussing luxury villas, we’re entering a whole different league compared to your standard seaside escape. First off, you can tell you’re dealing with a luxury villa simply by checking its cadastral classification. These fall under specific Italian categories: A/1 (prestigious residences), A/8 (villas), and A/9 (historic castles and palaces).

    But here’s the kicker—luxury status often rears its costly head at the transaction phase. Buying one of these gems involves a 9% registration tax, plus €50 in cadastral and mortgage taxes when purchasing from an individual. If VAT applies, the tax jumps to a hefty 22%, with €200 in additional fees. Ouch!

    If you’re still evaluating options and haven’t peeked at the taxes, there are clear physical traits that scream "luxury villa." These include:

    • Expansive dimensions: both the villa and its surrounding land.
    • Refined architectural details: think bespoke craftsmanship.
